Further readings for an Area Structure Plan bylaw have been postponed pending further information.
A public hearing for Bylaw 875-P-06-23 was held during Coaldale town council’s regular July 10 meeting.
The bylaw would amend the West Industrial Area Structure Plan to include a section of land – Lot 4, Block 1, Plan 181 1388 – located in the southeast portion of the area. The land had not been included in the ASP for the area following landowner feedback when the ASP had been passed in 2022, as there had since been a change in ownership for the land in question, and town administration has received a request to include it in the ASP.
One comment had been received by the Town in regard to the bylaw. Cameron Mills, director of growth and investment for the Town, said while the respondent was “generally supportive of the proposal”, he felt there could be improvements made in terms of open space and connectivity.
“There is in fact a green strip buffer on the west end of the Area Structure Plan that is in place, that was something that was discussed at length, I would suggest during the original Area Structure Plan hearings,” said Mills, in response to the comments. “Really, what we’re considering here is the addition of land in the southeastern corner of the Area Structure Plan, rather than consideration of the broader Area Structure plan itself.”
“It is my opinion, with respect to this, that amending the broader Area Structure Plan in order to accommodate this minor change, which is the addition of the parcel to the southeast, is not advisable.”
No one in attendance spoke in favour or against the bylaw.
Prior to the public hearing, council unanimously approved an amended meeting agenda which postponed further readings of the bylaw as council is waiting on more information before proceeding.
